Important Update: New Name Registration Rule for Foreign Property Owners in Japan
Starting April 1, 2024, a new regulation has come into effect regarding the registration of property ownership in Japan by foreign individuals. Under this new rule, when a foreign individual registers ownership of real estate in Japan, their name must be recorded in Japanese (Katakana or Kanji) along with the Roman alphabet (uppercase letters).
Why this change?
Until now, foreign owners’ names were recorded only in Japanese characters, which often caused difficulties when verifying names against passports or other official documents. The new rule aims to improve clarity and ensure consistency with international documents.
How is your name registered?
Your name will appear in Japanese (Katakana or Kanji) first, followed by your name in uppercase Roman letters in parentheses. For example:
ジョン・スミス (JOHN SMITH)
Required documents
- For residents in Japan: a copy of your residence certificate (Juminhyo) that includes your Romanized name.
- For non-residents or short-term visitors: a copy of your passport with a signed declaration stating “This is a true copy of the original.”
Who does this apply to?
This new rule applies to foreign individuals who become owners of real estate in Japan. It does not apply to foreign companies or to rights other than ownership (such as leasehold or mortgage).
